Case-Shiller Records 3.7% Annual Drop in Home Prices

Data released this morning by Standard & Poor’s showed an annual decline of 3.7 percent in November for the 20-city composite reading of its S&P/Case-Shiller home price index. Analysts were expecting a year-over-year drop in the range of 3.2 to 3.4 percent. Eighteen cities were in negative territory. Detroit and Washington, D.C. were the only exceptions. At -11.8 percent, Atlanta continued to post the lowest annual return.

Both the 10- and 20-city composites of the closely watched index posted declines of 1.3 percent between October and November. Among the 20 cities tracked, 19 saw average home prices slip month-over-month. The only positive was Phoenix, where prices rose 0.6 percent from October to…

As of Monday January 23, 2012, the median price for a single family residential Carlsbad home has decreased slightly to $615,000 with an average of 151 days on market, down 5 days from last weeks report.  Days on market have held fairly steady over the last few weeks, but there were 46% of all listed properties who had a price decrease in the last seven days.  Inventory levels have been relatively consistent given the current sell through rate.  If the tightening continues, we may see the market start to shift towards the seller's zone.  Recently, the seven day moving price average recently made a minor move accross the 90 day moving average, which would suggest that price stabilization is starting to form in the Carlsbad housing market.  However, we did…

Sales for homes in King county rose by 7% compared with 2010 while the average price dropped an additional 10.7%

 Northwest MLS brokers report more than 56,000 sales during 2011,

KIRKLAND, Wash. (Jan. 23, 2012) – Members of Northwest Multiple Listing Service tallied 56,290 closed sales of single family homes and condominiums during 2011, improving on 2010’s volume by 4,290 transactions for a 7.4 percent increase.

Last year’s completed sales included 48,952 single family homes (up 7 percent from 2010) and 7,338 condominiums (an increase of more than 10 percent from 2009). Together, these sales were valued at more than $16.7 billion, about $900 million less than the previous year (a decline of 5.1 percent).
