With the U.S. housing market finally picking back up, the National Association of Home Builders (NAHB) conducted a large study to pinpoint how recession may have influenced consumers' lifestyle preferences and home wish lists.  Released this month, the survey found that Americans desire:

  • Energy Star appliances above all else
  • energy-efficient laundry rooms
  • high-end amenities such as kitchens with double sinks, French doors, and whole-house technology

What homeowners and buyers do not want, meanwhile, are:

The real estate market has never fully recovered since the economy collapsed in  2008, and after four years real estate agents are still pulling out all of their  tricks to try and sell a property.

We've noticed the past year, agents are going to extreme measures to try and  market their homes. We're not sure how successful they were,  but the tactics definitely are good for a laugh.

I just took a wonderful Hatha yoga class at the newly re-opened hot yoga studio on Snoqualmie Ridge. It is called Twisted Bliss, they offer several different styles of hot and cool yoga. They even have yoga for kids. They are super friendly and all levels are welcome.

Let’s take a brief follow-up look at new listings. When we checked in two weeks into the new year, new listings in the Seattle area were down 25% from 2012. The data from this post is largely pulled out of a larger-scale analysis I did at work last week.

After six weeks, the picture looks better, with new listings down just 1.7% from last year, but the full story is a bit complicated:

So what’s the deal with that huge drop-off in week 3 last year? If you recall, that was when the region was slammed with a massive ice storm that basically shut everything down for a week.

But what’s really interesting is what you see when you split out new listings by their distressed status:

Currently there are 367 homes for sale in Isssaquah and 2,657 homes recently sold.  There are 61.1% single family homes, 26.3% condos and 12.6% others.  56.85% of Issaquah population are married, 25.1% are singles 5.65% widowed and 12.5% divorced.  There are 71 real estate listings by The Cascade Team!  More than any other companies in Issaquah! As inventory is low, sellers are in a good position to receive multiple offers on the homes and days on the market can be really short.

According to Seattle PI, property values ros in such areas as Seattle, Mercer Island, Issaquah, and Skykomish.  "We are beginnig to see a recovery in the housing market in King County," King County Assessor Lloyd Hara said in a a news release.  "Though preperty values continue to decline in most areas, there are also a number of areas where property values are increasing, including in the City of Seattle and the Eastside."  Areas where values increased will see their share of the total taxes collected rise.
