In an attempt to get ahead of looming outside forces, broker-owned multiple listing service Northwest MLS is changing its rules to allow the public display of buyer broker commissions, starting October 1.

The rule changes will allow the NWMLS’s 30,000 agent and broker members to publish the amount of commission the seller is offering a buyer’s broker on the subscribers’ websites along with other listing details.

“Making this information readily available to consumers will allow for complete transparency with regard to buyers’ broker’s compensation and provide consumers with additional information at the outset of the transaction,”

Where a lot of confusion came in was the fee paid to the Buyer’s agent. That money was traditionally always offered

It’s not Malibu, Beverly Hills, or The Hamptons, but Sammamish that tops the 2018 census list of the richest city in the United States. While many people look at the median income in Seattle topping $93,000 and feel staggered by that number  it was Sammamish, which had a median household income last year of a whopping $183,000, that ranks No. 1 among all the 630 cities for which the Census Bureau produced 2018 income data. It also marks the first time that a Washington city has come out on top for household income.

And not to be left behind, three additional eastside cities: (Redmond, Kirkland and Bellevue) also top Seattle!

Sellers Here's How to Prepare for a Home Inspection

Some good advice: Do not try to conceal any defects you know are in the home. The key here is to work together! All homes have some issues, none are perfect so buyers and their agents are prepared to purchase a home that may have some issues.

The home inspector may find any defects anyway, and you don't want to be breaking any laws or causing the process harm. After all, you want to sell your home, and someone wants to buy it! 

Here are some ways to be ready for the inspection:

  • Keep your power on if you are listing your home vacant (the home inspector may need to check a few things that need power)

3 Signs the Housing Market Is on the Rebound | MyKCM

The residential real estate market has been plodding along for most of the year. However, three recent reports show the market may be on the verge of a rebound:

1. Existing Home Sales (closed sales) are up, marking two consecutive months of growth.

2. Pending Home Sales (contracts signed) are up with each of the four major regions reporting both month-over-month growth and year-over-year gains in contract activity. Here is the month-over-month growth:

  • The Northeast rose 0.7%
  • The Midwest increased 0.6%
  • The South increased 1.4%
  • The West grew 3.1%

3. Buyer Traffic (the number of people shopping for a home) is up compared to the same time last year, and for the first time in 13
